I'm lying about increasing traffic congestion in LWR? Alrighty then. LWR has jumped the shark and the quality of life there, in my opinion, will suffer long term.

No, I didn't say you were lying about increasing traffic. In fact, I've said in many places that I expect it will increase. Oh, and I think you are using "jump the shark" incorrectly. It refers to TV shows where they've exhausted every possible story line and had to turn to the absurd just to put something on film. So, unless you are saying that Lakewood Ranch has nothing left to offer, your analogy would be incorrect.

I used the term "jumped the shark" correctly in relation to real estate in LWR. They have ruined the plot by continuing easterly sprawl and increased traffic congestion and a strain on infrastructure. There are still homes in Summerfield Village that are for sale right now that are listed below their last sale price at the height of the real estate market.

Sorry but I don't think I understand your point. Are you suggesting that it is odd to find properties that are not priced higher now than their historic highs? Do you ever look at the data available thru the MLS? For example, median price history for all of Sarasota County (I think that includes your area):

The topic of this thread is LWR, not Sarasota County, and I countered yours and other's inaccurate assumption that the "mall is helping property values" with data from the MLS that some homes for sale right now are still below what they sold for at the height of the market. Anything else, other than I disagree with you and it hurts your feelings?

I don't see in this thread where it is stated that the mall is helping property values. I see your innuendo that we should all wait to see the negative impact of traffic on LWR.

I also don't get the "science" in claiming that data from the mls shows an impact on LWR. Bob's link shows that the median sales price in the county hit a high of almost $350,000 in 2006 and the current county median about $200,000. It would be shocking if any neighborhood's median sale price had climbed back above the peak. A handful of listings in one neighborhood without comparisons in another neighborhood shows nothing.
