Hi:

Can anyone give me some decent help with this? we are new Florida homeowners recently relocated from CT. We had a home built in Parrish and closed on it last month. The title company rep was a little vague in her explanation, and I looked at the Manatee website and am still confused. What are the deadlines, what do I need to do to apply for this exemption.

I believe the deadline is March 1st to file for the following tax year. You can file online at https://manatee.fl.bhahomestead.com/.../WebForm1.aspx or call the Manatee Property Appraiser at 941-748-8208.

thanks for your help, so since I closed on the home mid September I don't have to rush like a madman to get this done, I have till 3/1/2015 to get this done? i think I read that both myself and my wife have to apply since we are both on the deed. Thanks again.

You do have to get whatever ID you will use to prove your qualification for homestead done this year before Dec 31st or it won't count. So make sure you do car registration, voter registration and bank statements etc. And yes you both have to apply. If you have two cars put one in your name and one in hers or both joint would probably work.

To get homestead exemption, you must declare yourself as a resident and live in the house [have mail delivered]. Driver lic, auto reg, voter reg will do it.

There are actually 2 deadlines for Homestead Exemption.

The 1st deadline is January 1st of the year you will claim the exemption. You must be a FL resident (which you can prove by getting a drivers license, FL tag on your vehicle, utiity bills, etc) AND own/occupy your FL home as your permanent residence by Jan. 1 of 2015 to claim a Homestead Exemption on your property taxes for 2015.

The 2nd deadline is the application deadline, which is March 1st of the year for which you are claiming exemption, ie March 1, 2015 for the year 2015. My understanding is that you can now apply either in person or do an online Homestead application.

Once you have obtained a Homestead Exemption for your property, you do not need to resubmit every year.

There is only one deadline for filing for homestead, as mentioned in a previous post on this thread.
