I currently live in Palmer Ranch in a condo, but am looking into a house and curious about the Wellington Chase neighborhood. Any opinions? Like what sort of people live in the area, families, seniors, mixed? How are the board of directors? Do they have good reserves? Overall quality.

You can find demographics for an area on City Data or other similar sites, typically broken down by zip code.

The management company for the association is Argus, their web site is Argus Property Management | Siesta Key & Sarasota Property Management | Sarasota, FL and if you select Wellington Chase from the various associations in that drop box you will find some of the documents such as bylaws, lease form, declaration, etc as pdf files. If you contact Argus you can ask to see a current budget - or have your agent do it for you, sometimes they are more cooperative with agents. You or your agent can also ask for copies of past board meeting minutes, which are often a good source of information as to what is going on within a neighborhood that you would want to know about before buying there.

Wellington Chase has some of the lowest HOA fees in Palmer Ranch because they are not gated, do not have lawn service incuded or have community amenities such as clubhouse or pool. Because it lacks the amenities found in many of the other Palmer Ranch neighborhoods, the homes are typically the more affordable Palmer Ranch listings as well. Many of the homes do back up to one of the several "lakes" in the community.

The one downside, if you can call it that, is that the homes along the east side of Sturbridge back up to Honore, so more traffic (although most of those homes do have somewhat of a berm between the back of the lot and Honore).
