Oh we have one lined up to engage with when we're ready to actually make the move. Although I didn't clearly state it, my question was more towards the mechanics of how things worked. I'm using the sites, and I suspect most do, to simply get an idea of the kinds of things available, in what areas, what price ranges, etc. Thanks

You recognize that the post prompting your post is the first attempt to garner business from a realtor casting about for clients here. Not so flagrant as to violate the forum rules, but still obviously self serving. This poster must have gone to the Starbucks school of marketing--not selling houses but selling happiness.

hm, I "assume" you're referring to sellinghappiness2u's post. I didn't take it as an attempt to garner business but I s'pose it could be read that way.

I was not referring to Sunshine Rules. I was referring to SellingHappiness2U.

I liked Sunshine's post.
The only thing I will add, IMO, is that Zillow does have a use to compliment using MLS as the main source of new listings.
I like the neighboring area map on Zillow that you can zoom around and see approximate property lines and buildings/farms/ponds, etc. And it is helpful for the first look at recent sales around the house you are looking at. But final recent sales info and for sale prices need to come from more accurate sources. And I like doing a drive by to see the yard and neighborhood before I get anymore serious.

I know people will bash Zillow but MLS and realtor sites can have their own issues. About a year ago I bought a home. Last month people started driving by my home real slow. Then my next door neighbor can by and said she heard our home was on the market. I looked on the realtors site that sold my home and sure enough it was up for sale. I called them to complain and they said it was caused by the MLS provider they used.

Default Zillow & FSBO

Zillow is a good tool to use when someone does not want to sell their property using a realtor. I know of some people who have gotten good deals using Zillow since sellers can offer properties at a lower price since they are not paying a realtor commission. It also gives the buyer an opportunity to view the property before hand and talk directly to the owner.

Zillow (and Trulia) are also good for looking at prices of properties recently sold, which gives a better idea of market prices in an area than sites that may be more current, but only show asking prices.
