Hi there,
When recently focusing on this area of Venice I started reading some information regarding water supplies, septic tanks and pipe problems. Can anyone fill me in on recent conditions in the Venice Garden - Jaccaranda Club area? What should I ask/look for when looking at homes here?

Most homes are city water. Some are public sewer, some are septic with city water.

Homes in this area sell quickly. There's a lot of investor activity because of the price points.

It's mostly city water and sewer, as David pointed out. Many of these homes were built in the 1960's-1970's, so they're older. I always recommend a good inspector to look for pin hole leaks in metal plumbing and inspect any septic, if there is one.

I was showing property there last week and my buyers ended up buying in South Venice.

Venice gardens is closer to the beaches and is city water. We looked in south venice, but most were wells and the sulphur odor was a turn off. Sometimes the home listings will tout that you can join the "private" beach but look at the youtube video about the ferry and look at the beach and it looks totally eroded.
