I think the realtors on this forum are honest and straightforward, and I appreciate their advice. The One Who Must Not be Named is obviously the exception.

LOL at "agreeing" with the real estate code of ethics and FL real estate law.

All offers must be presented to the seller, unless otherwise instructed by the seller. It's quite possible the seller instructed their agent not to accept any offers below a certain amount. That is a lawful instruction and it's within the law for the agent to carry that out.

I'm not really following the west coast market but the South Florida market is really moving.

Most sales under $250K are cash (I think the stats were 73% but I can't find the link) and coming in at about 97% of asking.

Over that amount I think we are at almost 50% cash.

$150K on a $200K condo probably wouldn't be met with a reply.

In my opinion, the biggest hurdle I face is trying to educate my buyers that the South Florida market is nothing like the Chicago/DC/New Jersey/wherevertheyarefrom market.
