I have an empty lot in the city of Arcadia (Desoto County). There are no connections to utilities, etc. It is raw. I'd like to install a SHED to keep tools, etc so I can go there on the weekends and do some landscaping work to prepare the terrain for future building... Am I allowed to use the lot in this manner without a home in it? Do I need permits? Any light you can shed would be appreciated. Thanks!

Your best bet is to call the county and ask. If someone on this board says, "yes, it's OK" and you find out it's not, you're the one who's stuck.

I can't imagine your not needing a permit and you'll be amazed at the requirements. My father-in-law built a shed in Sarasota and if there's ever a hurricane, it would be much safer than his 50-year-old house.

Not to be pessimistic but I would be very careful about leaving anything of any value in just a locked shed.

We bought the empty lot next to us this summer. Our home insurance covers the empty lot as long there is nothing on it, not even a fence. Once something is on it, we would need additional coverage. Check with your insurance agent.

Last I knew they had a 10x10 shed not attached to a home free standing no need for a permit. But that may have changed in the last few years. In Sarasota North Port you have to pull a permit to breath the air. They care little for your safety or any other BS its all about the money. 139 to put up a fence, 139 to put up a blow up pool for a week for your grand kids. LOL Its insane here. High taxes and congestion, and then they will ask you to pull a permit for a hot water heater. I just did my HWH myself and they can pound sand. I sold my old heater so they will never know. They also want you to put in an expansion tank on a HWH. LOL I was in Plumbing and Heating for years and this is about as stupid as can be. Its because they say the closed system can back up if it over heats. But there is a blow off or pop off valve for that very reason on the HWH. Its more people with asses the shape of their chairs who make laws to get more money form home owners. Total BS. I say if they will not see it just put it up.

Yeah, so that in the next hurricane, the shed can become the projectile from which our windows need protecting.

Isn't even putting up a shed on an empty lot considered an improvement to that lot? Doesn't it affect both the taxes and the insurance cost on that lot?
