Building a home in the city of Sarasota, and we are looking for someone to show up on a regular basis to confirm everything is being done exactly according to plans. We will be there, too, with tape measure in hand, but we are not builders, electricians, etc., so we may not necessarily know what we are looing at. Also, we'll be gone for chunks of time.

Looking online I am mainly finding Home Inspection companies, not companies/people who inspect DURING construction.

And recommendations?

There are several area home inspectors that offer inspections during the construction process. I will DM you the names of four.

I always recommend buyers have at least one independent inspection before the drywall goes up. Check with your builder, most will want your home inspector to have at least $250k in liability insurance.

Sounds like you are doing the best you can, and maybe Sarasota has some people that do that.

But for discussion, I will say I would not have done it that way.

I am a licensed builder and a licensed home inspector. I am confident that your home will be built according to plan, because most cities inspect as the process unfolds - foundation, framing, electrical HVAC, plumbing - all of it gets inspected b the city before the next step can be taken.

The problem I have is with the plans. To give you an example, we live in a house that was built according to plan. But the hot water heater is way on one end of the house; the kitchen vent does not vent to the outside; the bathroom vents do not vent to the outside; the dryer vent was made from PVC (not recommended, but legal); and there are several other points that I don't like even though we are happy here and have been here for 15 years.

I would not build a home in another town without the help of an architect. Even though I have studied and passed all the tests, I know there are things that will get by me. The architect knows far more than I and will make sure that what I get it is what he and I have agreed on. In the past I have been stumped, so I have called on an engineering company. These are the companies that architects use to supervise construction, and my experience is they are worth their weight in gold.

Listener - we have an architect, and sign offs from an engineering company as well.

I met an engineer in a crawlspace that thought a 3' level was going to tell him whether or not the house we were examining was sliding into the river. It will not when placed on a 40' steel beam.

Architects can and do draw anything. I have seen plans drawn with spiral stairs that didn't meet code. The inspector doesn't flunk the Architect, he flunks the framer. The cure would involve lengthening the run of the stairs which may or may not put a Newall post too close to the front door. This stuff can be complicated. If you've ever read an AIA document, they all basically say "It ain't the Architect's fault."

Architect or draftsman ???? the difference in $$$ is huge


the fact you have an engineer signing off makes me think you used a draftsman


they can be as good or better than an architect

Just an fyi, my husband is an architectural designer by profession - more years than either of us want to count both residential and commercial. Some architects design to be pretty and their work is an engineering nightmare. My husband worked for one for an entire week in Dallas and quit. He said he would not work for someone who designed things that needed a skyhook to hold it up. My point, not all architects are created equal. Find someone who actually knows what they are doing. You need a proper design - something that actually works - going in. It could save you a lot of money in the long run.

We used our Builder's draftsman, and it took many many tries until he got it right. Completely our design, not one of the Builder's predisigned houses. Then it went to an architect, and then lastly to an Engineer for final sign off (Or it may have been engineer before architect?). Then to the City for approvals. And now we wait.
