The situation has been around since they ammended the Florida Fair Housing Act to include the 55+ age restrictions. That was when the Florida Fair Housing Act became the Florida Unfair Housing Act. Anytime you put restrictions on property it's going to lower the value. If only people who are 55+ can buy the property, you have restricted the market of buyers, which will lower the price of the property. As soon as you eliminate the 55+ restriction, the value of the property will rise and you will be in the same boat your are right now.

Macro, in the next couple decades we are going to see some weird transformations occur with real estate in Sarasota and basically all of Florida since home ownership is dominated by retirees. I think the next big thing to happen is going to have to do with their pension plans, and social security.

Totally different topic and problem my friend, but I will agree completely that unfunded liabilities are eating many cities's and gov'ts lunches no doubt...and it's not getting the ink and attention for the dire situation it has become...
