Does anyone know of any areas that are nice, and SAFE? Sarasota, Bradenton areas, and no CDD communities please. We like East Bradenton and University Park. Palmer Ranch and LWR areas are welcome too as long as they aren't CDD. The names of subdivisions would be best if you have them. Thanks in advance..

Did you look at The Townhomes of Sonoma by Ryland Homes?
No CDD fees, but a HOA/community fee of $248.75 a month.
A bit high for my liking, but if you can get a good deal, then maybe it's worth considering.
There is a model that is less than $200k, but I bet you could negotiate lower. I keep getting information from them, so they are really pushing for sales, and are including incentives.

Here's the directions:
Directions from North
Sonoma, is approximately 3 miles west of I-75 on the North side of University Parkway. From I-75 take the University Pkwy (#213) exit and head west. Make a right turn on Country Park Way and the community will be just two blocks on the right hand side. Just past Turnbury and if you get to Lockwood Ridge Rd, then you have gone past it.
Very nice area.

CDD-Is an extra tax that is added to your regular property taxes. Here's the definition of a CDD.

A Community Development District ("CDD" or "District") is a local unit of special-purpose government, created pursuant to Chapter 190, Florida Statutes ("F.S."), and is limited to the performance of those specialized functions authorized therein. The District is a body created, organized, constituted and authorized to function specifically as prescribed in Chapter 190, F.S. for the delivery of urban community development services; and the formation, powers, governing body, operation, duration, accountability, requirements for disclosure, and termination, as required by general law of the State of Florida. The primary function of a CDD is to provide infrastructure for a new community--roadways, street lights, stormwater management areas, walking trails and sidewalks, and other such infrastructure items.
