Does anyone know if Kingsfield and Kingsfield lakes are CDD or what their HOA fees are like??

What about Covered Bridge or Windward? I'm thinking that they don't have CDD fees.

Technically though, those aren't in Parrish. Covered Bridge is in Ellenton. Im not sure about Windward. The areas are compareable to Parrish (I think parrish is a bit nicer) but the schools arent the best..

I think Covered Bridges is passed the outlet mall, on that tiny little road. I worry traffic would be a pain, especially around the holidays. But the houses were very nice in that neighborhood. Not sure about HOA or CDD fees.

When you said "Windward" I assume you meant Lakeside Presereve, which is built by Windward homes. That's the community we picked to build in. A little far down 301, but a really nice neighborhood. Very secluded and felt very safe and secure and good elementary school. Reasonable prices too. I'm not sure what your price range is but they knocked about $30,000 of the price of our house, so keep that in mind when you look at the website.

Yes, that's where I was thinking. For some reason I was thinking the community was called Windward--now that you mention it, it is called Lakeside Preserve.

Kingsfield Lakes charges HOA fees on a quarterly basis, I paid $172 last check. I have lived in KL and find the Association is effective and does a good job overall. I have not had any problems with the Centex home I reside, I moved in 2005. All new homes have problems post-construction, but Centex apparently worked with the homeowners to remedy any complaints. KL has ample green space, two playgrounds and a pool. A new Publix was built next door a few months ago. Overall, I am happy with my purchase, it is nice to reside in a completed community, not one in which construction will be going on for many years until all the homes are sold & built...

My wife and I are also looking at Lakeside Preserve, but we live out of state. Do you happen to know how well the charter schools around that area are? I understand for High Schoolers there is only one choce in the public system, but what about the charter system?

Covered Bridge HOA is $600 annually. No CDD fees. I have a home on the market there due to out of state job transfer.

Lakeside Preserve's HOA fees are $285 a quarter. They are VERY restrictive. There are a lot of issues between the homeowners and the HOA. It's a beautiful community with nice homes, but the HOA is a horror show. Be wary!
