Anyone know what the taxes will be on the new homes in Shoreview or Waterside in Lakewood Ranch.
Also, the CDD and HOA?

May be easier just to check the listings on Zillow. Choose a house, the HOA fees are usually listed. You can also search the property tax records online and view the CDD fees.

Default Waterside/shoreview hoa/cdd/taxes

These are BRAND NEW communites, that information is not available until the property has been sold, and a tax bill issued for the year---I was asking if anyone had already purchased and had actual knowledge of these fees, as you can't trust the realtors selling the properties---their job is to get the sale.

Shoreview has model homes open, so the on site reps should have the CDD and HOA information (often in the form of a handout sheet) -- you typically have to ask for it, they generally don't offer it up front. That being said, Pulte does have a spec home listed in the MLS with an annual CDD fee of $1961 and HOA fees of $277/month. Keep in mind that the CDD fees can vary somewhat within a community.


For taxes on brand new construction, I generally suggest finding a similar home in a nearby community of similar amenities that was built/sold within the last 2 years and look at the property tax bill on that home. The CDD fees will be different, but you can get a general idea of what you can expect in the way of a tax bill.

Sarasota county's millage rate for 2017 was 12.6547

However, since many of the similar Lakewood Ranch homes are going to be found in Manatee county, here's their link: https://secure.taxcollector.com/ptax...do?action=list
Manatee county's millage rate for 2017 was 15.338


Your other option is to do your own guestimate, using the millage rate provided above for Sarasota county.

Each county has 10 - 12 taxing entities on the ad valorem tax portion of the bill, then there are other taxing entities that charge a flat fee per property, called non ad-valorem, such as fire rescue. Sarasota county tends to have more non ad-valorem assessments than Manatee county.

If you are going to make this your permanent residence and meet the other criteria, you can file for a Homestead Exemption on the property, which will save some $$$ on the annual tax bill and cap the percentage your assessed value can increase by each year for tax purposes.

Didn't mean to be wordy, but property taxes is somewhat of a complicated topic. Be glad you didn't ask about flood insurance......

PS: The current HOA fees on new construction can and often do change (usually going higher) once the developer hands over control of the HOA to the residents of the community. That's because builders want to market more attractive HOA fees to perspective buyers vs the actual annual costs of expenses and maintenance of community amenities, so they "subsidize" the HOA budgets until the handover.
