I purchased a new home in Heritage Harbour River Strand. The Lennar rep doesn't think that I need to bring a home inspector for the walkthrough. However, I feel otherwise. I would like to get some recommendations of home inspectors to take to the walkthrough who may be familiar with the Heritage Harbour River Strand single family homes. Thanks!

Keep in mind that the Lennar rep works for the BUILDER, not you. Read your contract terms carefully. There's probably some language in there that says if you the buyer do not do an inspection before closing, you forever waive your rights to such inspection.

There should also be language somewhere in your contract that explains the builder's terms for you having an independent inspection. Generally, it will state how much notice must be given ahead of the independent inspection, how much liability insurance the home inspector must carry. The liability coverage is the gotcha part. Many home inspectors don't carry enough liability coverage to meet the contract's requirement. However, I know of several local home inspectors that do new construction inspections for buyers.

I usually suggest to buyers that you have your main independent home inspection before the drywall goes up, when your inspector has access to all of the plumbing and wiring lines. Then have a follow up inspection just before closing for your "punch list."

Remember, new does not mean perfect. Mistakes happen. You want to know what you are getting before you close.
