Regarding taxes and CDDs, I've been shopping long distance also for quite a while. You can look at the tax bills for the properties (on Zillow scroll down in the details until you see the "County Website" link--click it--then click the button near the top for Tax Collector). I've compared two houses, one with no CDDs that's closer into the city and has city taxes to one that is farther out and has CDDs. It's very close to the same price. You are either paying Venice City taxes or CDDs. It depends, of course on the amount of CDDs which can vary by neighborhood. For these two neighborhoods, Valencia Lakes and Stoneybrook, comparing similar sized and priced homes came out about equal.
Also, in neighborhoods where they have CDDs and no City of Venice assessment, they add on "Add Velorum Assessments" for things like fire dept and sewer. In any event, they turn out to be very similar.

And I'd like to point out that the Stoneybrook CDD is for the bond only. Stoneybrook CDD does not include any maintenance costs. The HOA pays for any maintenance to the stormwater system. The CDD will end at some point. Venice City taxes live in forever!

Great point! I didn't know that about CDDs. I do know that they are not tax deductible like homeowner taxes though.
