OP asked: Are you saying you have to pull a permit from the county to replace an HVAC system when you are using the same electrical connections--no rewiring?

Yes you have to pull a permit.

So now you can't sell your house because work was performed without a permit and if your house burns down your insurance does not have to pay.

My experience with a heat pump that 'goes on the blink' is that they try to sell a new unit when all that is needed is a $25 repair part. [plus labor of course]

I think this was a special circumstance with family involved. I for one would never get an "off the books" guy to install something as critical as an HVAC system especially in Florida. No insurance if he injures himself or recourse if he damages your house. With warranty repairs the parts are covered and who knows about the labor.

"How to void the warranty: A simple, innocent mistake could void an entire warranty. Such mistakes include:
Not hiring a certified licensed contractor to install the unit or make repairs (make sure the contractor provides you with the paperwork that provides proof of the installation service)."

Hopefully you will never have an issue, but if you do, the off the books install could cause problems. A licensed HVAC contractor would at least handle the warranty problem. Our HVAC unit is living on borrowed time and if it does fail (probably in July on a weekend) I have already researched some really good, reputable companies.

Absolutely. I had to replace my Mom's AC unit here right after she died. My "thrifty" neighbor recommended the guy he used, but I wanted to use an authorized dealer "just in case" anything ever went wrong with the unit. I've too often had contractors or repairmen come in and say the previous guy didn't know what he was doing. Hopefully you won't have any problems with your unit but regardless, it still should be under warranty. I never register anything.

An unlicensed contractor's contract is unenforceable by him in Florida, but the same contract is enforceable by the homeowner. This job could be perfect, but you're under no legal obligation to pay for any of it. Don't make me look it up, please.

Most permits are rackets for the county, either guys know how to install or they don't...the installer has to desire to just do bad work, there is little incentive to do so. I hire off the clock with guys who work for bigtime major companies....and absolutely no problems.
