The disdain for Northport has been fueled by real estate sales people for decades - an intentional, nasty slur for as I said, for decades.

Northport however, has the LAND. The City of Sarasota does not, The City of Bradenton does not. Manatee COUNTY does however, and is currently exercising its options, such as expansive growth of Lakewood Ranch, which is NOT incorporated as a township or city, and is unlikely to do so for a myriad of very good reasons, economically and politically (Tallahassee).

Northport is expansive and can not continue to be ignored or naysayed - it will attract more newcomers than tiny and virtually insignificant (size) City of Sarasota, much to their intentional snobby resentment and pretentiousness. The City of Sarasota is no Naples", neither is The City of Bradenton or the massive development of Lakewood Ranch.
You work for the Chamber of Commerce there or maybe a land developer???
That is some stump speechifying…

In Charlotte and Southern Sarasota County, is there sufficient sewage and water lines…and water for all of this development? I ask b/c I recall reading about Lee County(?) having a real issue with water pressure being dreadful due to the burst of development.

Generally speaking, as Florida has been developed, they built the homes first, & the infrastructure last. It has to do with lack of advance funding.

The new growth model is master planned communities like Lakewood Ranch, Palmer Ranch, & Wellen Park where the developer fronts most of the cash for infrastructure, then charges fees called CDD's to get their investment back as homes are sold. This speeds up the development of infrastructure, but homeowners have to pay for it up front, rather than later in the form of higher property taxes as cities try to retrofit it into built out areas....like North Port.

So, if you want a modern looking community w/ proper infrastructure from day #1, you buy in a master planned community, or very close to one so you can piggyback upon their infrastructure. If you cannot, or do not, want to pay for all that, you move elsewhere, & hope for the best.

This is the way I interpret what I've see happening here over the past 30 years, so maybe others can chime in to provide their views.
Aw man, Beach, you fell for a Sheckie post!

He got me then Other readers will benefit from my reply though because it was actually a very good question.

Shekkie doesn't bother me so much. We're both long timers here, so have a different perspective than newbies.

I don't always agree w/ him, but I get where he's coming from. I 1st landed in FLA in 1977, & this area in 1989. Seeing how it has changed can give you the blues if you let it. I just see it as an unavoidable natural process. When it gets too crowded, I'll leave, but until then, I'm going to savor every moment.

I appreciate it more than some because I left Florida twice, & it took me a lot of effort & time to get back.
