Does anyone have information about this subdivision? Like why is it not officially in Lakewood Ranch? Is it a nice place to live? We are looking at homes for sale there.

Eagle Trace is a Neal Communities built subdivision located outside of the boundaries of Lakewood Ranch. Standard Neal floor plans they sell in many of their communities from Parrish to Venice. Some agents try to market Eagle Trace as "almost Lakewood Ranch" but it's not in terms of access to Lakewood Ranch clubs, activities, etc that are open to LWR residents only. However, you're also not paying the CDD or stewardship district fees that come with LWR either.

The deed restrictions are standard stuff -- no trucks or commercial vehicles (kept in garages only), no campers boats or RVs, no overnight parking on the streets (you can be towed), can't add fences, keep your garage door closed, architectural committee approval for exterior changes & play equipment in the yard. I always strongly suggest that buyers get and read a copy of the recorded deed restrictions BEFORE you make an offer on a property in a community that has restrictions so you'll know exactly what you are buying into. Your agent should have no difficulties getting you a pdf file of the HOA docs to review.
