How much of Del Webb Lakewood Wood community is left to build? Are there any good water lots left?

Is it a good idea to have your own real estate agent represent you during the building process? I really don't want the cost of the house to increase 3% to pay my agents fees if I can go through the process without one, but some friends are telling me I need "an agent on my side".

Our friends built a Deb Webb in NC and they didn't have their own agent, but is there more the know when building in Florida?

If you've never bought a home in Florida before I strongly suggest you have an agent working with you. We've bought several homes in different states during our marriage but Florida is a whole other ball game.

New builds will not increase the price because you have an agent.

It’s really a win win if you have a good agent. They can help with things during the build timeline.

Our agent is paying for a 3rd party inspection before closing and said he can take pictures etc for us during the build if we can’t make it.

Looking for a vacation home, husband is still working, so I will only be there part time and wanted a secure community with lawn care taken care of.

We liked the Del Webb community and amenities in NC where my friends live, but larger 55 communities in NC to compare are rare.

Do you have other suggestions in the area?

An attorney for $150? Seriously? Attorneys in our area start at $350 an hour. Looking over a contract and going over it with you? They'll probably bill you for 1 - 2 hours time.
