I can’t understand all the negativity unless he actually enjoys the reactions. Every nook and crack in my current home has a story.. A home is a living thing that protects us, keeps us warm and provides a place to share loving memories.

I suspect Mom's garage/spare room doesn't hold a lot of attraction, or warm hearth/home fuzzies for the multi moniker keyboard warrior/'expert'...

The items we found a much better deal on away from the design center, that were easily bought aftermarket, were:

-lighting fixtures & ceiling fans

-plantation shutters

If you get sucked into a builder's Design Center you deserve to get hosed. If the builder won't allow you to delete and get actual credit for items/features you don't want or need, you're at the wrong builder! pick somewhere else and another builder.


If the builder says it's our policy not to allow you to do change/delete orders such as you don't want this or that stove, or this or that carpet/flooring, or this or that countertop and you want to do it yourself, you're definitely talking with a ripoff organization. It's YOUR money, not theirs. Keep moving and say goodbye!


By the way, the Design Center is staffed with commissioned sales people....duh...go elsewhere. Get credit for lousy cheap carpet and flooring....get credit for cheapazz fans and plain fixtures (esp those cheap garage outside fixtures)


I even told my builder I wanted credit for the lousy poorly designed closet wire shelving/racks. I had much better hanging systems installed for cheap (such as double hanging on all tall walls to double my capacity, and bought a cheap kick n step if I needed it, which I really never use, I can easily reach any hung item).


I have even told the builder not to install their carpet on the slab but they can leave it in the garage....I then sold their carpet and installed really nice high quality porcelain big tile that I bought on clearance !

believe ME, it won't be builders like Neal or many publicly traded national companies, but there are many! my builder was out of St Pete! smaller, very competent builder with dependable subs.

I used a small local builder 25 years ago in Lakewood Ranch area, an Amish family run builder, and they did a perfect job on our home. They just sent me to their suppliers to pick stuff out. Its was quite a bit of running around to different suppliers, but we got it done and we get a heckuva a home for what we paid.

They were so easy to work with. Anyone out there heard of Raleigh Yoder? Raleigh, and his Dad, built my home, and used very few subs....they literally built my home! I'd still be living in it, if I wasn't tranferred.

That home still looks very very nice...one of the best looking homes in Braden Run imho.

I tried to find him again this time, but no luck. It turned out alright; living in a cookie cutter box in Sardinesville isn't as bad as I though it would be. Now all I need is a helicopter to get to downtown SRQ. Flying cars cannot come soon enough.

Wow, my good friend, Carrie and I were looking at something well built just like that ! But you have to do due diligence to really know...can't trust the web all the time. Looking for something before September 23-24 ! gotta buy before prices go up more! ....not.maybe further south like Englewood?

I'd go to the Pinecraft Amish village area off Bahia Vista & McIntosh, and ask around for Amish/Mennonite homebuilders. There's a Church there that might be able to help you.

These people are craftsman, and take great pride in their workmanship. Strong work ethic too.

You might try going to Mullett's Aluminum, or Mullett's Appliances, and inquire there. If I recall, Mullett's was one of the suppliers I was sent to by Raleigh Yoder back then.

Most builder supply businesses know who these high quality, financially solid small home builders are. You just have to do some legwork to find them. In this environment, they are not likely advertising a lot. They probably have all the biz they can handle. Back then, Yoder would only build 3 homes at a time, because that was the max he felt he could do well, and control the quality.

They mostly work by referrals. If you drive through Braden Woods today, nearly every all brick home in there was built by Yoder.
