Hello!

Just curious if anyone has any thoughts/opinions on Vicenza by Neal Community off Border Road? Is this a maintenance free community? Any middle schoolers/high schoolers in here? We have a 14 year old looking to move this summer into a community with teenagers attending Venice High School. Thank you in advance

Vicenza is not a maintenance free community, homeowners are responsible for maintaining their own lawns. However, because of that, HOA fees are just under $100 per month. That covers the clubhouse, pool and other amenities, plus lawn maintenance of the common areas. Not a bad deal compared to some other nearby communities.

As to the demographics of the community, you might try asking Steve at the on sight sales office.

Vicenza is situated south of Sarasota but only a short drive away. After looking at communities and neighborhoods from Tampa to Naples we chose Vicenza. A word of advice if you're budget conscious, don't wait too long to purchase. Northerners like myself are flocking to Florida and prices are increasing rapidly, also maintenance is just right compared to other communities.

We're in our late 50's and haven't moved in yet but from what I've read in this forum, the area is very family oriented. If you're in the area...ask for Steve at Neal, he's a great guy, we never felt pressured after many visits.

And if you have any questions about the area...Sunshine Rules is very helpful too.

Everyone is well aware that you hate builders and Neal in particular, Lakewood Ranch, people relocating here and people who say they live in Bradenton who's residences are located within Manatee county rather than the Bradenton city limits, among other complaints.

For those who are not familiar with this poster, this person has used over 100 names on this site to post over the past 3 years, sometimes using 2 or 3 different names in a single thread. As a personality gets banned for bad behavior, a new persona emerges. The attyshekelman is a throw back to a persona from a couple of years ago, Sheckie.

Thanks Conedman54 and Sunshine Rules! We rode by this community back in November while visiting family and really like the location. We are from the northeast as well and I hear what you are saying about people flocking down to the area and prices going up. We can't believe how much home prices have gone up even since the summer. Unfortunately, we have to wait until March to officially make our decision. We will just continue to research until then and hopefully it will work out for us and we will be neighbors one day Thanks again. Good luck with your move!

What would be the closest beach to this community?

Nokomis would be closest, then Downtown Venice Beach at the end of West Venice Ave would be ~1 mile further away. Both very nice beaches with restrooms, and concession stands with good food.

Downtown Venice has lifeguards, but I'm not sure if Nokomis does, or not.

In-season, the parking is more plentiful at Nokomis. Venice can fill up if you go peak times on 80+ days, so you may have to park along West Venice Ave and have to walk a ways.

I believe that Nokomis beach is the nearest beach...15 minute drive, about 8 miles. Venice beach is also near...20 minutes. For those with dogs, there's a dog friendly beach near Venice, Brohard Paw Park.

If you want a community closer to beach, check out Bellacina at Casey Key by Taylor Morrison. The name is misleading since it's in Nokomis, not Casey Key. But it's only 3 miles from Nokomis beach / Casey Key.

We looked at both Vincenza and Bellacina and decided on Bellacina because its proximity to Nokomis Beach. It's also right along Legacy Trail so it's easy to bike around.
