Wow, you mean anywhere in Florida? Quite a broad statement! And not necessarily true, if you have a Board that's putting enough money away in reserves. And of course prospective buyers should check that out, as well as the community's history of special assessments. Knock wood, but we've only had one in the eight years I've been here. It varied by section but ours was only $1,200 per unit and that was because previous Boards had over-estimated the lifespan of roofs in Florida. Condo fees haven't gone up outrageously either.

Realtors have nothing to do with how information is displayed on realtor.com as the site is owned by Move Company, Move is owned by News Corporation. Yes, that News Corp.

So if you want to blame someone for content, please contact Move's CEO. The MLS requires the condo fees as a mandatory field of information, that information is then provided to all subscribing sites such as Realtor.com and Zillow. The sites then decide what info they wish to provide to consumers to their sites.

As to special assessments: the majority of condo associations do set aside sufficient funds each year to fully fund their Reserve items. By asking for a copy of the condo association's budget and financials before writing an offer, the buyer can determine if that particular condo community being considered is fully funding reserves or not.

Which brings up another suggestion -- buyers of condos should always find out up front who is responsible for replacing roofs on the buildings. It is not always the condo association that is responsible.

Nice? Elaborate ~ what are you looking for? Destination: Srq/Bradenton/Clearwater not in same market. Be more specific.
$200K will get you something but at that price you need to see monthly/quarterly & yearly assessment records.
