Hello,

I have a question about STR (short term rentals) in Sarasota, namely Siesta Key. I have read that it is mostly a 30 night minimum, but then I see there are some areas (and rentals) that are legally permitted for a 7 night minimum.

Does anyone know how or why these homes are able to rent legally for a minimum of 7 nights? Is it a particular area of Siesta Key? Is it something that was grandfathered in? Or even a particular zoning type / area, e.g. RMF (Residential Multifamily) where these homes are located, etc?

It’s a combination of things. I believe the county allows short-term rentals on the barrier islands for multi-family properties. I’m not sure about single family. HOAs, if relevant, will have their own rules too.

The association will have rules around the rental frequency which could include a certain minimum period as well as a number of times per year that your condo can be rented.

I recall looking at a place on Siesta Key before buying our place (just before the bridge to Siesta Key) and it was clearly set up for rental. That had a 52x per year policy I believe.

At our association, there is a 30-day minimum and you can only rent 3x per year. So you are incentivized to do longer term rentals.
