Anywhere in Florida that actually seems desirable is way over priced and over crowded with tons of people moving in. So I think Georgia is probably when you start finding places that are desirable to live but reasonably priced. A lot of Georgia is super cheap but with low paying jobs or no jobs too- just middle of nowhere sites. Atlanta is over crowded with gridlocked traffic. My uncle moved to North Georgia one mile from the Tennessee border. No many jobs or much to do there, but its cheap cost of living and beautiful scenery and he was retired anyway. When he got bored he could just travel to Florida. He said the weather was a lot better than Florida. It's only hot for three months out of the year, then its nice. Unlike the six to eight months of boiling heat in South Florida.
TN the population explosion is mostly because of the Nashville region. Many rural areas of TN that are not growing. Memphis isn't growing a lot but that's pretty ghetto.

The regions like Western TN near the Missouri Bootheel for example just swamps and cotton country. They're not growing.

It seems most of TN revolves around the Nashville metro.

Nashville is becoming popular due to pop culture. Haven't been there in years but it seems like it's a major city sized Branson last time I was there with country music theme.

Memphis is pretty cool- when you cross over from Missouri there's a giant Egyptian pyramid in Memphis. It's a pretty cool city. I wouldn't say there's nothing on the West side. But the mountains are where all the vacationers flock to. All up I-75 going through Tennessee is just a bunch of tourist trap stuff. It's a fast growing state population wise with high taxes. After being in Florida I don't want to be another fast growing place like that. It's really odd, other than Georgia that region has high taxes, considering its Conservative. South Carolina has relatively high taxes, as does North Carolina and Tennessee. That's why my uncle lived on the Georgia side of the line. Income tax, sales tax, and property tax relatively high in those areas, but bearable.

When you come into Memphis, you are doing so on I-40 from Arkansas, not Missouri. Missouri does have a small boundary in the very northwest corner of Tennessee, but it is about 100 miles to the north of Memphis. I would not consider Memphis that great of a place to live with the crime there. Google every thing that has taken place there in the last two weeks as an example - a female runner kidnapped and murdered in the early morning a week and a half ago, a 19 yr old that went on a shooting rampage killing people in multiple locations last week.

As for high taxes in Tennessee - the sales tax in most counties is around 9 percent or more, but there is no state income tax, just like Florida. So I am not so sure that the overall tax levels are as high in Tennessee as you thing with no state income tax.

Memphis is about 60 miles from the bootheel. You're thinking of west memphis, ar.

But tn like missouri had far better gun laws than fl and is more conservative. Why I'm considering moving back to MO but the warmer, southern part of the state. Tn still cheaper than Florida. Southern missouri like Springfield and branson are growing but not the pace fl is.

I use to live in Rockhill, Missouri until age 18. Was a nice quiet town in St. Louis back then in the 70's. Got my 1st real job at the Steak 'n Shake down the road. Lol, use to freeze my you know off what working on the outside. Yes, the drive in and park with food trays on your window. Tips were awesome! I still remember my boss' name, Ron.

I miss Steak and Shake. They're not doing well and have closed a lot of the locations. We still have ours in Port Charlotte but the burgers have gone downhill. They're using cheaper meats now! I quit going there. Was a pretty good price to get a triple cheese combo and eat inside. Now they have Kiosk and serve it to you all squashed and wrapped up.

If I want a cheap burger I go to Culvers even though it cost more.

North Port has a Culver's, but Culver's doesn't have Orange Freeze shakes on their menu, like Steak 'n Shake does.

Culver's soft serve isn't as good as Ted Drew's Custard either.

North Port is adding a lot of jobs, but they need to step up their milk shake/ice creme game.

Way steak and shake is going as a company they might not be around. They've been closing a lot of location. As i said their burgers have gone way downhill.

You mentioned Ted Drews!! Are you from stl??

I ate at steak and shake recently. Their burgers taste the same to me. Just they got rid of the indoor dining and you check yourself out. It's a shame that covid put cicis out of business. Despite the nasty pizza and soup, the salad was actually good and alltogether it was a good deal for the price. Culvers is ok. It's better food than most fast food places but they charge a little more for it. Steak and Shake still has a $4 cheeseburger and fries. It may have gone downhill slightly, I remember when they first came out their burgers were probably the best, but they are still pretty good.

The biggest change from when I was young is checkers used to have really good burgers and they were cheap. I guess it depends on the cook but they always put a lot of salt and pepper on it in Port charlotte which tasted really good. Now days their hamburger meat is disgusting. Have to order chicken or a hot dog or something from there. Which it isn't even hamburger. Some mixture of soy protein and mystery meat now similar to McDonalds and Burger King. The only fast food place using real hamburger is Wendys. Or five guys, steak and sheak, and culvers if you consider them fast food.

Best burger I had in southwest Florida was some mom and pop place I went to in Cape Coral. All they serve is different hamburgers. But they were really good. Can't remember the name of the place. There is a similar place in the Casino in Cincinnati. Just nothing but hamburgers on the menu but really good ones. And the price is reasonable like $10 or something. Then that hamburger place down town Punta Gorda on 41 is pretty good. Forgot the name of it. Pretty much have to go to a mom and pop place. The franchises cut corners on their ingredients in order to maximize profit.
