Hi all

My fiancee and I just inherited a newer 2 br condo in Venice from her grandparents. Since we will not be using the condo often we are looking into the possibility of renting it out (monthly - mostly for vacationers). The condo is fully furnished with new furniture, is about 1200 square feet, has 2 beds and 2 full baths. It is a first floor unit with a detached garage and a lanai. There is a washer/dryer in the unit as well, and a pool around the corner with a club house. It is about 1 mile from downtown Venice and about 2-3 miles from the beach. It is also less than a mile off of I-75 - has anyone heard of Mirabella/L'Pavia?

What is the going monthly rental rate in the area for this type of condo? We were thinking $2-2500 - is that reasonable? High? Low?

Thanks for any input. I appreciate it.

I think what the person meant is that it belongs to your girlfriend and even if you marry her in July, it will still remain hers because its not eligble to be a marital asset since she inherited it PRIOR to your marriage. Should you divorce, it remains hers.

Check with Resort Quest. Thats who we rented from last time we were in Sanibel.

Check with your condo association to make sure you're allowed to rent monthly.

You can post it up on craigslist.org. It's a great website where you can find nearly anything you're looking for.

We have not rented the condo out yet, but are looking to do so. We are allowed to rent it out - we met a few people in the complex who were visiting for a few months. We did not feel it would be appropriate to ask what they were paying, but it seems that most furnished condo's are going for $2k/month. That's basically what I'm asking - we don't want to charge too much but we don't want to lose out either. We have thought about selling it but something tells me we may regret it - plus with the current market, I hear prices in Sarasota/Venice have dropped substantially.

Oh, and, let's not talk about divorce, but I appreciate the info. lol...

It varies widely with the location. I think you should put yourself in the place of someone wanting to rent a vacation condo in the same area and get some quotes. I checked on Resortquest for my favorite place which is Sanibel and the prices are WAY up there.

And actually, check with a realtor... if I remember hearing correctly, Venice is trying to (or has) made renting private property on a monthly basis illegal? Has anyone else heard something along those lines?...
