Hello,

We used to live in Safety Harbor, outside of Tampa and then moved back to the west coast. After really missing FL we are considering moving back in the next year or so. All we have been hearing is how the property tax and home owners insurance is sky high there. Does anyone know ballpark figures of how high they are in Bradenton area or Sarasota? I see that housing seems to have gone down in price there a little, but we heard in Dec that a lot of people had to foreclose on homes in FL last year because of the property taxes/homeowners ins. Thanks for any insight!

Be Well,

AD

AD,
I live in Bradenton but in Lakewood Ranch which borders Sarasota. We decided this area because the taxes are less in Manatee county than Sarasota. Our millage rate is 6.0894 (dollar per $1,000 of taxable value). Then of course added in is the schools (A rated schools), library, childrens service fund, fire dept. and other misc.
Because we are in a master planned community we also have CDD ($1,000) on our tax bill.
Our homeowners insurance was $1200.00 last year. This year it went up to $2200.00. The weird thing was only our insurance co (State Farm) raised their premiums. My neighbors did not receive any increase with their insurance companies. We are not in a flood zone so we don't need anything additional.
We will be putting our house up for sale next month and are moving back to the west coast for business reasons so I do wish you the best of luck with your move.

Bradenton is beautiful area, but expensive, My neice just bought a 300 thousand home and she pays 6500 for taxes, The mllage on property appraiser site shows 17.00 to 28.00 and up SO check that out definately before you buy.

The rate I quoted was off my property tax bill. I did not look on the county website. Also, the % is for the taxable value of the property. My total tax bill was over $7,000 with all the "other" assessments added in. I do not have the homestead exemption either. I paid double this when I lived in New Jersey for property taxes so this to me doesn't seem too bad.

Not where we are but I think closer to 41 might have some problem areas. Maybe someone who lives in the "city" can give a better perspective.

Lots of crack cocaine crime....I know from personal experience...they have really tried to clean up the area on 14 street between Manatee & cortez but it just moved to 13th street....just about all of our crime has to do with crack here...

Yes, this is true. Bradenton is a 30/70 city. 30% of Bradenton is good. 70% is medium-to-bad. Bradenton has a "Crime Box." It's 34th Street West to 15th Street East, or something like that. Point is...STAY AWAY FROM THE CRIME BOX. I would stay away from Suckenton all together.
