According to Mapquest it's 3.7 miles from Village Walk to I-75 via Clark Rd. There are currently 44 listings in Village Walk. The least expensive one is a townhome on Bergamo Ave, 3/2, 1672 sq ft with a garage for $219K. The least expensive 2/2 is a villa with 1678 sq ft with a 2 car garage for $269,900. The prices go up from here. Yes, the complex does allow rentals. I believe there is a 1 month minimum time but I'm sure Smiledoc could confirm this.

Yes, that is right. There is a one month minimum. Renters must submit an application and have a security check done by the HOA. New owners also have to pass the security check.
The evil person that I am, I told my wife that our purchase was being held up because there was a problem with her background check and she got white as a sheet!! Then she blurted out "the only thing I've ever done wrong was smoke a cigarette at age 13. They wouldn't have found that out, would they?" I was hysterical. Couldn't stop laughing

The Legacy Trail is great. It goes from Clark Rd to south to Venice, about 10 miles I think. It is great for biking and bicycling and walking and rollerblading. It cuts right thru Palmer Ranch.

The trail is paved then I take it ? Where exactly does it cross Central Sarasota Parkway? Been looking for it on Google maps but can't find it.

Southfork--I posted this on another thread and thought it might interest you if you didn't see it.

Palmer Ranch is one of Sarasota's most popular master planned communities. Palmer Ranch actually consists of many neighborhoods, all individually operated under their own HOA. The common areas of Palmer Ranch are maintained by a master association. The overall look and feel of PR is "green" - the roads are grass and treelined, the sidewalks wind throughout the entire community, and they have recently been able to add the Legacy Trail to the many great aspects. The Legacy Trail is a paved walking/biking trail that winds through the woods along the path of the old railroad track.

Palmer Ranch is districted for great schools, is only 10-15 minutes to the beach, and is next door to the mall, new 12-screen movie theater and a fantastic YMCA complex, including a huge waterpark. Palmer Ranch is very popular with families.

Mira Lago is a condominium community, Mediterranean type villas and two story townhomes. Some have pools, most dont. There is a community pool. There is an electric (coded) gate. The community is located in western Palmer Ranch across the road from Prestancia.

Prestancia is home to a TPC golf course, and is one of the more prestigious golf & country clubs in Sarasota. The amenities are beautiful and the golf course is great. Because of the prestige you do tend to pay more for a home in there, and the homes are beginning to get a little dated. For a serious golfer only, probably. Prestancia does have a mandatory membership requirements, with memberships ranging from $20,000 to $90,000. The community has a manned guard gate.

Turtle Rock is one of the most popular communities on Palmer Ranch. The community has a manned security gate. The homes vary from villas to huge single family homes; the community has lakes, mature landscaping, walking trails , playground, community pool. Its a very large, spread out community and has both traditional and maintenance free homes.

I would break it out like this -

Mira Lago - couple with no kids, single person

Prestancia - retired, golfer, country club type

Turtle Rock - active family with kids, visiting grandkids

The Legacy Trail runs parallel with McIntosh. I cannot remember if it is east or west of McIntosh, but it is only 1/4 mile away. It crosses Central Sarasota Parkway just south of Village Walk.

Thanks for the replies. I found the old tracks on google. This area seems great. I would like to be walking or biking distance to the beach but can't have it all. Now I just have to get down there and have a look.
