Does anybody know what is the average cost for clearing the land, putting in septic and water well in North Port Estates. Is there any impact fee, and fee per tree removal. Or anybody could send me a web link. Any help appreciated.

I haven't had to price that out in a long time since not many people are building. I'm assuming you are talking about the Estates area where it is 3-5 acres. Most people dig a pond on their property and use the dirt as fill since it gets expensive to truck the fill dirt in. There are impact fees and I believe they recently decreased. Here's an article discussing it-http://www.impactfees.com/pdfs_all/north.pdf I know that the North Port tree ordinance requires you to plant three small oak trees if you clear cut the lot, which I assume you wouldn't do on 3 acres. Often times they figure the land clearing by how much needs to be cleared and how much fill you need. I know some of the acreage in the Estates can be pretty low.

You should give A&M Land Clearing a call and see what they say. They actually live in the Estates so they should have a pretty good handle on the situation: A & M Land Clearing & Fill, North Port, FL : Reviews and maps - Yahoo! Local Andy and Maryann own the business, pretty good people to deal with.

Just spoke with my neighbor who does land clearing and said a typical 10,000 sq ft lot is running in the range of $8,500 which would include all the fill dirt, grading, culvert pipes and land clearing. I don't think anyone else can give you more info without seeing the specific lot/acreage.

North Port City Commission recently passed an ordinance to cut most impact fees by 50%. Ordinances have to be read (at Commission meetings) twice before they take effect... and I'm honestly not sure where they are in that process.

I would call City Hall (941.423.7000) and ask to speak with some one in either the Building Department or the City Clerk's office. They should be able to assist you with when the ordinance will take effect.

As SoFL mentioned, you should really contact a local contractor who specializes in clearing & filling, or sit down with your builder (if you've chosen one). If you intend to do any of the work yourself, I would highly recommend having your plans in hand and setting an appointment with someone in the Building Department. Taking the time to be on the same page (with the City) before you begin will (probably) save you some trouble (and money) in the long run.

Yes, they had to cut. I submitted an addition permit in North Port around a month ago. They said they had Two new home permits all month long. ( compared to 1400 permits back in 06) Land clearing is very affordable now. SW FL girl is correct about digging a pond. There is your dirt. Dirt is affected by diesel prices. But, most trades are starving. I have noticed on my bids, before I have a chance to go over the numbers, the subs call me and discount there prices before I can even look at there numbers.

Yes, when I build the clearing is covered in the complete price. Along with the plans, surveys, engineering. One lump some or a Sq. ft price. If you have to see anyone in North Port it will be Plans examiner Kenny Boudreax or Bud Korte. First you need a drainage plan and a survey. If you need a Licensed Contractor I am here. Or, even to bounce questions off of.

Bud Korte is one of the most helpful, knowledgeable, honest people around. If you're calling the city I would certainly speak to him. His wife, Wanda is my old broker and still a dear friend of mine.

Does anyone know who to go thru to get a land loan and money to build? We have been qualified for a FHA but we haven't found a two story with 5 acres for sale in the Estates...

That's gonna be tough. What you would need to ask for is a construction to perm loan. Haven't seen many people doing the construction to perm loans lately. North Port also has the USDA Loans available, if you qualify. I believe they're still loaning 100% with them. Anyway, I'll ask around and see what I can find out.
