My grown daughter and I want to buy either two duplexes or one quadraplex in Savannah, live in one, rent the other, etc. Although born and raised in Savannah, it's changed much since 80s when I left. Basically, we're looking in the gentrified or about to be gentrified areas around don't look

The state streets are situated between Pennsylvania Ave and Bonaventure Rd. They're kind of druggy close to Penn and relatively nice close to Bonaventure. Never heard of Oak Forest.

Don't know for sure, but I don't think the area with state streets would have the type of house that you are looking for. It's a single family home type area. I wouldn't waste time even thinking about it.
