I'm pretty sure developers from Florida to New York would love to develop this property...

Leventhal, president of Atlanta-based Hampton Island Management Inc., said he was not sure what the precise value of the island would be, but it would be “clearly north of $50 million.”

The island is also famous for having been the site of an 87-acre vacation property for Hollywood star actor-director Ben Affleck; he has listed the 6,000-square-foot replica Greek Revival plantation home and its surroundings for sale at $8.9 million.

That sounds spectacular.
Ben Affleck's home looks beautiful. We've boated by there a couple of times. Saw some kids on the dock with a woman; I presume they were his being minded by the nanny.

Coincidentally, the same firm that designed Ben's Hampton Island house also designed Palmetto Bluff.
Hopefully they'll have a hand in the next phase of development.

I hope they preserve a lot of the mature trees like Palmetto Bluff? (which is a beautifully crafted plan)

The only drawback is...Riceboro and its refreshing paper mill smell.
