I took some pics 3-4 weeks ago and forgot to post them. The new H&M store is massive in scale. I don't think anybody realized just how big it would be, because it most definitely stands out from every direction. And it's still just a steel shell. Also tok a couple of the lots across the street where the 6-story 'Parisian" style building is going. Construction hasn't started yet but they are doing prep work.

No new retail to speak of in the last couple months. Looks like most of the work right now is concentrated on the lofts. A model / sales center has opened in one of the storefronts.

Hmmm...seems like that H&M might would have looked better with the upper floor(s) set back a little so as not to be so imposing relative to its surroundings.

This building isn't really much larger than the old Fine's (now Ann Taylor), Woolworth (now Subway), McCrory (now Panera), or JC Penney buildings (now Starbucks/Downtown Athletic Club).

Here's the link to the elevations, floor plans, and other materials approved by the Historic Board of Review last August.

This building reminds me of 9 W. York Street on Wright Square, in regards to its size and mass compared to neighboring buildings. This former furniture store built in the 1870s is often forgotten, but it's one of the larger former retail spaces in the Historic District. They're lofts now. Photo is attached.

My point is, there is precedent, which allowed this.

Cora Betts Thomas is marketing the 'Broughton Collection' - one bed lofts from $1800 -2300,
two bed $2600-3400 ...... and that's with minimal sq. ft. If Carter can get that kind of $$$, my hats off to him.
