From the more detailed plans that Grayfru provided, it looks like traditional strip retail with a supermarket anchor, closer to President Street. It also looks like there will be apartments/condos with retail on the ground level closer to the river walk.

I have seen a master plan that includes a 42,000-square-foot grocery store. Targeting a supermarket, Kroger's Kroger Marketplace hypermarket store is eliminated. Publix and Walmart Neighborhood Market become the remaining options. Walmart has delayed construction or cancelled plans for new Walmart Neighborhood Market supermarket and Walmart Supercenter hypermarket stores after closing stores and eliminating Walmart Express in 2016. Publix is opening store locations that are either 38,000 or 45,000 square feet.

I imagine this plan is purely conceptual as they're still in the rezoning phase. At one point, Walmart Neighborhood Market may have been pegged. Another grocer could be brought in if they are no longer interested.

Downtown is long overdue for another supermarket (downtown Kroger is way maxed out) and Publix would be ideal. This would appear to fit the footprint of the urban markets they are building in Atlanta, especially if the overall developememt has a large enough residential component to support walking customers. Obviously, many Historic District residents would still need to drive or bike this location because it's simply not walkable.

Publix is constantly opening additional stores in varying sizes. A 29m (29,000 square feet) or 38m (38,000 square feet) supermarket with a pharmacy would do well.

Kroger's Kroger Atlanta division is focused on opening new stores as Kroger Marketplace hypermarket stores. An alternative would be its Harris Teeter division further expanding in Georgia with a 53,000-square-foot store.

I know Kroger has been super successful in Savannah since its entry in the late 70s, but I would love Kroger to expand their Harris Teeter footprint in Savannah. IMHO, they're much nicer stores than Kroger.

With HT's presence in the Low Country, it seems like a natural extension.

It's also not completely unfathomable that Kroger would operate both stores in Savannah. They operate both banners in the Hilton Head, Columbia, Raleigh-Durham, and Richmond MSAs. HT would just be their more upscale banner in Savannah.

Harris Teeter is not in the Richmond, Virginia, Metropolitan Statistical Area.

Harris Teeter is presently Kroger's vehicle to further expanding in Florida. Supermarkets Publix and Walmart Neighborhood Market and hypermarket Walmart Supercenter would be the major competitors. Supermarkets Winn-Dixie, Harvey's Supermarket, and Fresco y Más continue to spiral downward.

The property’s contracted buyer is a joint venture of two Atlanta-based companies, Mariner Group and Regent Partners. The Mariner Group recently built the $41 million Mariner Grover apartment complex along East President Street about two miles east of Savannah River Landing.

The rezoning request will now be subject to the approval of City Council, which Yellin anticipates could be in four to six weeks.
