The southside of Pooler is really heating up now...
Quote:
If approved later by the Pooler City Council, Raleigh, N.C.-based LStar Ventures and Birmingham, Ala.-based Tynes Development would be able to move ahead with their respective developments, which could ultimately bring several hundred more housing units to the southern end of Pooler Parkway.

The two housing developments are the latest of several proposals in the area around Savannah Quarters to come before the city in recent months. Last week, planning commissioners approved site and landscape plans for The Commons at Savannah Quarters, a 34,300-square-foot shopping center on Blue Moon Crossing. The month before that, the Pooler City Council approved construction plans for outparcels, the entrance and frontage road for Mosaic Town Center, a 130-acre mixed use development planned for the east side of Pooler Parkway. Construction also continues on a new Publix supermarket at the entrance to Savannah Quarters on Blue Moon Crossing.

It’s still early in the planning process for LStar’s development, representative Hal Kraft of Savannah-based Hussey Gay Bell said Monday, so it’s undecided just how many and what kind of residential buildings will be constructed on the 280-acre site near the intersection of I-16 and I-95 in Pooler. However, standards approved by the planning board for this phase of the planned unit development could allow for construction of more than 1,120 residential units.

POOLER is maintaining its status as the fastest growing city in Georgia. And this is in Metro Savannah y'all ... not Atlanta!

The actually number will be closer to half that, about 500-600 and it will be a mix of single family, town homes and/or condominiums. The initially numbers they had were 578 I think. The 1128 is what is allowed under the current PUD, 4 residences per acre.

That's still a lot of houses. Whereabouts will this be? I've noticed a lot of new townhouses going up on either side of I-16 east of Pooler Pwky

You will see a little of them along Interstate 95 between Interstate 16 and Quacco Road. It is at the end of Easthaven Boulevard where they are building the bridge over the canal. They said they will be marketing this to the 55 and older market.

The map is confusing but the area they are referring to is at the far right of the map.

The article itself is misleading. Sounds like SMN is boasting about that 1100 residential unit number, but of course, when it comes down to it, they can only really develop about 500 units.

On another note,I don't understand why Pooler can't develop at least midrises. They've got height ordinances.. for what? If anyone has connections with Pooler, help me understand this.

I wouldn't want to live on the top floor of 20 floor building with a plane landing 5 feet over my bedroom. LOL
