The census released their estimates for city populations today. According to the latest estimates, Savannah's population was estimated to be 146,444 in 2017. That's up from 146,264 in 2016, or an increase of 180 in raw numbers. While growth in the city proper has slowed in recent years, I still believe that Savannah will break its historic of 149,000 by 2020.

Issue now is affordable housing, we have kind of hit a tipping point to where wages are not keeping up with rent & housing prices. People are moving here but commuting into the city for work as it's cheaper to live out past 95 and commute in. Also gulfstream is the largest employer & they are outside of the city.

And transportation options aren't helping much.

Could you imagine how terrible Abercorn would be if Truman and Georgetown flyover still weren't completed?

Out of the big five in Georgia, I think only Savannah and Atlanta gained people in the city limits.

I wonder if that number is a bit conservative. I’m hoping the number equates or excels the historic high number in 2020.

Look at some of the surrounding cities from 2010 to 2017....

City 2017 2010 Pct. change
Port Wentworth Ga. 8,534 3,175 59.2%
Glennville Ga. 5,093 1,524 42.7%
Springfield Ga. 3,965 1,113 39.0%
Richmond Hill Ga. 12,632 3,351 36.1%
Ludowici Ga. 2,210 507 29.8%
Pooler Ga. 23,816 4,676 24.4%
Pembroke Ga. 2,526 330 15.0%
Rincon Ga. 9,902 1,066 12.1%
Savannah Ga. 146,444 10,158 7.5%

I know I missed a couple of places but I had 25,900 gained in the metro area in the last 7 years.

This is a list of counties I couldn't get the xls file to download maybe someone else can.

Very interesting list (though I'd say Ludowici is still outside Savannah's metro area). The figures definitely show Savannah to be the other growing Georgia metro besides Atlanta. Also, unincorporated areas of Chatham County -- esp. Wilmington-Whitemarsh-Talahi Islands -- would show big gains too if the U.S. Census Bureau did annual estimates. Unfortunately, U.S. Census just estimates real municipalities of 5,000 residents or more within the town limits.

Hammers home my point about housing hitting a critical mass here in Savannah.

Have to also consider how many SCAD & other college students are here the majority of the year but are being counted in other areas of the country? My guess would be a minimum of 5k, with maybe a 1k living out in town in market rate housing.
