The historic value with that house is "formerly in the hood and thru careful restoration is now available to the very discriminating buyer".

So, you’ve got me to wondering who does the $300 a month get paid to? The guy on the other side? The guy who picked the paint colors? Now I’m remembering why I don’t do HOAs.

The HOA is the first thing I spotted. $300 is ridiculous, for my situation anyway.

The goal is $1,300 all day (PITI and HOA fees). I've accepted I can't afford the historic areas, so looking outside now.

Check out Wilmington Island Townhomes — Shipwreck Court is the main road. I’ve got a couple friends who live in there. Very cute!

It seems OP can barely afford anything they want in Savannah, in the areas they want. Why not look in Jax since you need to be close to that area anyway? You can find something in your price range in a "trendy" part of town there. I don't think Savannah has what you can afford.
