if a tenant is late paying rent, then a landlord can issue a 3-Day Pay Or Vacate notice

-- if rent is not paid within that period (which usually works out to be about 5 days, due to considerations on day mailed, etc) ...
after that that period, and rent is still not paid; landlord will hire a legal professional to deliver to rental/renter a Summons & Complaint --
--- the tenant will have 10 days to respond, so to be heard in court ... if they do not Respond, the landlord will endeavor to get a Writ of Restitution ...
--- then follows the Sheriff, to physically remove tenant & other occupants and their stuff out of rental

I am all for basic human decency, believe me. However, giving someone free rent is hardly that. The eviction process can be painful enough and if not started immediately, the landlord could find him/her self covering months of rent with no income whatsoever.

Why should a landlord -- tenant relationship (which is a business relationship) demand a morality whereby the landlord must pay for the tenant's cost without compensation? If I walked into a grocery store, loaded up my cart with $200 in food, and walked out, should the store be obligated to give or "loan" me the food? How then should a landlord be expected to cover what is likely a transaction several times more expensive than that?

Don't get me wrong, if a landlord is very well off and wishes to give free rent away, then great. But he/she is under no obligation -- either legally or morally -- to do so.

We're not talking about durable good here. We're talking about landlord tenant law. I'm guessing you can google the history behind it and answer your own question.

The landlord knew or should have known the laws before choosing to be a landlord. There's no reason to be whining about their plight here.
