Hello.
My wife, 17 month old, and myself are looking to rent a small house or townhouse in the Bellevue, Kirkland, Issaquah, or Eastgate. We want to live in a safe, nice neighborhood. Don't like apartments, or some condos, so not considering them.

Does anyone have an idea about how much can we expect to pay per month for these areas? 2/3 bdrm, 2 ba, yard, garage.

In those areas, you will be able to rent houses of that size for roughly $1500+ a month, plus utilities. When you get to Bellevue it really depends on where. If you live near downtown you can expect to pay $2000+ a month. It gets cheaper as you move away.

$1,800-$2,500 I'd say. Backyard is going to pretty much limit you to houses. Not much one in the way of small on the Eastside. People moved there for the space and built accordingly. Some of the new condo/townhouse projects (not real familiar with the area) might be on the smaller side, but I doubt they'd have yards.

Sammamish is one of the nicest places out on the Eastside with some of the top ranked schools.
We chose it over Bellevue as it seemed a little less city like and closer to the mountains for skiing and hiking. It's the 3rd highest house price area in the State though, behind Mercer Island and Bellevue.
There are loads of big stores down in Issaquah (Fred Meyer, Best Buy, Target, Costco etc) and it's well served by Park & Ride and transit to DT.

Sammamish has two lovely lake parks; Beaver Lake and Pine Lake and a fantastic new library and town hall.

Rents on the Sammamish plateau seem to be $1 per sq ft up to about 2500-2800 sq ft. Yards are often small though, especially in the new developments (since 2000?)

I'm in Sammamish and it can't be beat, except for those few snow days when it's all downhill to go anywhere. The cheapest home I have seen here was $2,400 a month and they don't last long. There was an old farmouse on 2 acres for $1,800 a few weeks ago but it's gone now.
