We are a young family (with young children) relocating to Washington, from a beautiful suburban neighborhood in Hawaii. Husband's job site is located in Lynnwood. Looking for an affordable area, with great schools, new home developments, that are nearby restaurants, shops, etc. One reason for relocation is to lower our cost of living, so we want an affordable area. In Hawaii we paid $265K for our 700 sq ft. apartment, also pay $430/month for electricity (using split A/C). Hope Washington can offer us more for our money!! Any/all advice is appreciated!

You will end up paying close to that for a condo or townhome but it will be bigger, and here the biggest utility cost is winter heat at $250-$300 for a decent sized house. Hardly anyone has A/C as it rarely gets above the low 80s and cools off at night. Today it was 90 here but already was down to 68 at 8:30pm. For great schools you will be above the cost of where you came from, new would run $400,000+ for a new townhome in Bellevue, Issaquah or Sammamish and you would have a long commute. Closer to Lynnwood new homes cost less and the schools are good, but not great in Bothell, Edmonds, Lake Forest Park, Woodinville and Shoreline.

There are newer single family homes in Shoreline and Lynnwood for around 265,000, and like Hemlock stated, they are good school districts. And if you're working in Lynnwood, it pays to not have a long commute. You can choose to pay more for less house and a longer commute in exchange for a slightly better school district by going south to places like Kirkland.

Thanks for the advice. So best school district is in Bellevue or Kirkland? But pricey area. Cheaper in Shoreline/Bothell but mediocre schools? The $200-$300 heating cost would be average for a single-family home (1500-2000 sq ft)??

I wouldn't call the schools in Shoreline or Bothell "mediocre." They're good. Just not the best. But you can't afford the best. A step down from those two are Lynnwood and Edmonds; you could probably get a lovely house in Lynnwood and your husband would be safe from a real drag of a commute. Edmonds is nice and charming, but probably over your budget. Lynnwood and Edmonds schools are OK.

Yes, typically mine is $300+ for 3,00 SF from December - February, friends with smaller homes run $250 but it depends on how warm you like it. We have a dual setback thermostat and only keep it at 70 when home and awake.
