^ Most of the places I looked at in 2012 at $350K were borderline tear downs in need of a major rehab. I recall one where my foot actually went through the floor in the upstairs hallway...

I suppose it depends on the area and what land values are- that was about the going price for all brand new construction in my area at that time (North Bothell area, along 39th and 35th Avenues). Most of those homes now are valued at right around $400K. The developments with bigger, slightly fancier new homes in the area are going for upper 400's to mid 500's (but those are a lot bigger, as in an extra 1000 square feet or more, and bigger lots).

I am about to buy a Bucan home in sammamish. 1996 built. Do any of you know of any concerns of a 19 years old bucan?

Other than it being out of style, no. They're regarded as well built homes.
