Hello! We are closing on a home soon and are looking for a home insurance. I did some research about how much on average people are paying for the homeowner insurance in WA (Seattle area) a few months ago and I found out that on average we should expect to pay about $800 per year. However, now we are getting quotes that are much higher (~$1700 for 460k house), so I am not sure if my preliminary research was incorrect or I am looking at wrong insurance companies... I would really appreciate if you could share how much on average you pay for your homeowner insurance along with your approximate home value and maybe suggest some insurance companies that we should consider. Thank you very much!

Try Pemco or Safeco.

$800/year seems a little low for a $460k house. Pemco and Safeco are of course, good local companies but I'm not sure if they'll be the lowest.

This article in the Seattle Times back in 2010 said that rates could be "rising" to an average of $879/year but even at that time, it sounded a bit low to me and that was two and half years ago.

We pay about $800/year with Pemco. So it's totally reasonable. I'd stay away from Allstate if that's one of the companies you're investigating.

One thing you'll need to decide is whether to buy earthquake insurance. We have it (15% deductible), but I'm pretty sure that most local folks don't.

There are a lot of other variables, of course, but something in the $750-$1,000 range seems about right to me.

Thanks everyone! We are looking at First American, Travelers, and Safeco now. All three provide the same coverage but First American is much cheaper for some reason...
