It's only taken me two hours to get home when there was a huge accident that blocked the whole road - which was once in the last five years. The key is the early commute - if I had regular hours then it would be a nightmare.

Oh, and 9 is now two lanes all the way from Snohomish.

That's good to know about 9, it's been many years. 37 minutes. That would imply zero traffic since I think that is total mileage.

Thank you all for your input. It helps immensely. I think lake Stevens is out. So I noticed not many are saying anything about lynnwood. Does anyone have experience with a lynnwood to redmond commute? Also are there any areas within lynnwood that are a little slower paced? We love the small town feel of duvall and would like to find a neighborhood or area with a similar feel in case we can't find anything in duvall.

There's nothing wrong with Lynnwood really but if Duvall has a country store vibe (as does Maltby, have you checked there?) Lynnwood has a sort of strip mall vibe. Alderwood Mall is there and is pretty popular for visiting Canadians and is surrounded by a lot of discount furniture stores, etc. I think there are nicer areas in Lynnwood, you would just have to check them out to be sure. I would think there are Bothell rentals and that would put you in the Northshore school district, have you checked Bothell?

I think Bothell's a good choice - might want to look at Kenmore as well. Kenmore is also in the Northshore school district.

Thanks. I haven't checked out Maltby but definitely will. Bothell is on our radar as well. I have heard Bothell is pretty busy too. Thoughts on that? We are trying to find someplace a little more slow paced but drivable. Thanks for your well thought out answers!

Lol at Bothell being 'fast paced'. Bothell is a sleepy boring suburb without much going on. All that development along the 522 interchange took 15+ years to get underway. Aside from that and new subdivisions, it hasn't changed much in a long time.
