I don't know that there are hard street boundaries, but I would say between the Ship Canal and Yesler Way, east of I5.

Northern boundary: Around Madison or Union
Southern boundary: A couple of blocks south of Jackson. Maybe Weller St?
Eastern boundary: Martin Luther King
Western boundary: 12th or Rainier , depending how far south or north you are.

Officially, according to the city map. But not according to most people. And if you were a real estate agent listing a house near Madrona Beach, you wouldn't call it the CD.

Would a real estate agent ever say that a house was in the CD?

Nowadays, yeah. Ten years ago? Never. They were calling houses in the CD Leschi, Madrona, and Capitol Hill. The CD didn't exist.

Just go to Google Maps and search "central district" it will outline the boundaries for you.

No. Those neighborhoods were never redlined and many had deed covenants restricting race. The CD was the area where black people were allowed to live.
