The percent of Maple Valley homeowners underwater on their mortgage is 17.1%, which is higher than Seattle Metro at 17.0%.

Why on earth would you pay $450K for a house in Maple Valley?....

You can buy a nice house for much less than that in a golf course community that is very quiet and the neighbors are not all up on you amongst many others....

Geez, all these multi-paragraph posts about other neighborhoods, zillow statistics, etc, and you still haven't posted anything to counter the single point I made. In fact, you backed it up. The houses there haven't held their value. Especially true with the higher priced homes that OP was originally looking at.

I hate to be sucked into threads like this, but I'm not sure what the point is in arguing over resale and market concerns in Maple Valley or Bonney Lake or anywhere unless the OP specifically asks about it. I see this in the Houston forum as well. When did finding a home become first and foremost about investment potential? You have to live somewhere and resale market becomes an issue only if and when you sell - and who knows when that will be, or what the market will be like then? You might as well buy the home in the neighborhood and location that suits you and your budget best right now and enjoy your life there. That pays dividends every single day.

There is more to living than housing prices...

Maple Valley has great schools and more and more people are realizing it, which is why they are moving here.

Who cares if the price of housing is going up or down?

So in essence, MK....go bark up another tree.

Listen, OP asked the reason why the prices are so low. I answered.

To answer your question, apparently you do. You're the one that followed up with pages of 'evidence' in response to one assertion on my part.

My opinion is that it's mostly it's location why Maple Valley house prices are lower. The schools are excellent, the scenery's pretty, it's safe. But if you work in downtown Seattle, or Bellevue/Redmond, the commute won't be pretty. That's largely it. Sure, some homeowners are underwater. That's still true in a lot of the United States. But Maple Valley is continuing to grow. Because people want to be there. October 2014 home sales in Maple Valley were about the same as October 2006, and in '06 they were approving everyone for a home loan who had a pulse.
If you work in Renton or Issaquah or Kent or Tukwila, etc, Maple Valley would be an especially awesome place to live.

Yes, I do....

It takes about 60 min in the am and 75 min in the pm for the bus.

But its an easy commute for riders. Being we are one of the first ones on, you always get a seat.

I usually sleep, play games or read on my phone and it goes by pretty quick.

We usually fly by people sitting in traffic on I-5, so it's nice!
