I've searched around the web but can't find an answer to this. Can a renter take 10 applications for a vacant apartment and run them all through a screening agency at the same time? I don't care that I didn't get the apartment (it went to the "first applicant"), but now I'm out $40 AND took a hit to my credit! I cry foul on this one.

They're only supposed to screen the candidate who's supposed to get the place, but the law is vague enough that yes - they can. I would urge you to write your elected officials. Screening can be done so fast, there's no reason for this practice of screening multiple applicants.

Thanks for the responses. I find this highly, highly unfair to prospective rentees. In this tight housing market, if I'm not the first responder to 10 open apartments, that's potentially $400 in fees and 10 hits to my credit, not to mention my personal information floating around with a lot of people I don't know. I think I will write to the City Council about this.

I don't think they're SUPPOSED to do it, but they totally do. One house we looked at, we were one of 6 applicants in the running. We ended up losing out to another family. We were out $40 and the hit to our credit. It sucked, but the market is such that they can do whatever they want.

what are you talking about? I've never heard of a renter applying for the same apartment 10 times.

If the same renter runs their credit 10 times, what's going to change except for maybe a few point hit for multiple inquiries?

Good luck. If it doesn't put money in the cities pockets, they dont care. I would suggest holding off giving your personal info and only giving references and making it known that your done giving away your Social Security number until they tell your your probably getting the place. I havent had to deal with this because my first apartment was a cash only type of deal, and Ive owned homes since then....

This should be illegal....Very unfair and conducive to the renters finding a place.... I wish there was a way for everybody who had steady, and forecasted longterm employment to own a place...
