Wife and I have been living in a rental house for a few months (March - 1-year lease) and she is having a hard time with the 1 bathroom being downstairs and bedrooms upstairs (she has a condition that keeps her going to the bathroom several times a night). I've heard that Washington is a very tenant-friendly state when it comes to rental laws.

Is it possible to break a lease without it being very costly or are we pretty much stuck in the house until March?

I'd just explain the situation to the landlord and tell him you're looking for someone to take over the lease who'll be acceptable to him/her.

This depends entirely on what your lease says, because that is what you will be held to if the landlord decides to enforce it.

In my work, I have found that many landlords are happy to let tenants break leases right now due to the knowledge that rents have gone way up and they will be able to immediately raise them with the next person.
