Would you be wiling (and able) to rent/buy in 2 different locations? Work in Redmond Tues-Thur, live and work in "Sunnyside" (wherever that may be) Fri-Mon. Unless you want a 5+ hr commute each day. You really need to think about how much sun you need. Maybe just going over the cascades a couple of times each month to spend a couple of days would do it for you, maybe not.
