It only adds probably 15-20 minutes from Renton but thats enough extra for me to not buy their personally. But it really is a nice place.

South, definitely. Wow, as cool as Austin is, I'm sure it will be tough to leave. Seattle certainly has great Austin like elements, $350K is not going to get you there, though, more like $650K. I second the notions of Auburn and Federal Way. If you have an open mind and are okay with emerging areas (I find them very interesting), you might be ale to slide into something in South Beacon Hill, would put you much closer to Seattle. Just a thought, good to keep your mind open.

It is interesting. Over the years, clients of mine have cited good schools as one of their most important parameters. What is "good" can be measured in many ways. Statistics are skewed by a number of factors, including ethnic diversity and income distribution. I can guarantee you, you can walk into just about any school and speak with the administration, you will find committed, excited teachers. Numbers are important, but I think life is a bit more complex than that. Finding a home for your family needs to take into a number of factors, including the kind of neighborhood you like to live in, what makes you happy and how the commute with affect you. It is good to keep an open mind.

Thank you all for your comments. We like to think we are very open minded! Good schools are important but a low crime rate is just as important. We are a family of six with my baby granddaughter, my daughter, my son and his girlfriend, my mother, and my husband!! So with so many people to look after safety is important!!! I am looking into Maple Valley as it seems as though the schools are good and the house prices are reasonable. Would this be an impossible commute? Does anyone doe this everyday!!! Thank you all again.

I like Puyallup, decent access to I-5, good value for money with housing.
