Wow, has anyone seen this yet? Redfin data (restricted to the places Redfin works, of course) but still the number of Eastside and Seattle side neighborhoods feature in the most competitive list is staggering.

As a recent homebuyer here I'm not surprised. , Well-paying jobs, great schools, and a temperate climate make the eastside and Seattle very attractive to families who want to put down roots and buy a house.

The low inventory close to job centers drives this extreme competition.

We are also blessed and cursed by topography (hills, water) and building codes that dissuade unbridled sprawl. So, high paying jobs, limited supply, low interest rates=perfect storm. It's funny though, people coming from New York City, California, Europe or China still think Seattle home prices are relatively affordable.

Add Canada to that list. Slightly higher cost of living, but 2-3 times the income.

I think some areas, like Queen Anne, have become so expensive already and have so few houses for sale, that they aren't as competitive as a more affordable neighborhoods experiencing more turnover, like Greenwood.

This. There are plenty of other neighborhoods considered more "desirable" than the ones on Redfin's list - including Queen Anne, West Bellevue, Market in Kirkland and others - but their price points are high enough that they don't get the frenzy the neighborhoods on this list do. Most of these neighborhoods seem to be in the $500k-$600k sweet spot for many first time or first move-up buyers.
