They're both affordable compared to Seattle. Tacoma has a lot more supply of rentals and more to do. Both are linked to Seattle via Sounder commuter rail, but Everett's Sounder is prone to outages due to mud- and landslides.

While Everett might be closser to Vancouver, Tacoma is closer to Portland, Mt. Rainier, and the ocean beaches.

There are many enjoyable cities in the world, but you can't stop mentioning Vancouver in every thread that has nothing to do with it.

Because it's the nicest city by far from the Oregon border going north and the Idaho border going west. Since we're in the Seattle sub-forum, it seems appropriate.

I'm not a fan of either but I'd probably choose Everett. I worked in Everett for a while though and wasn't a fan. This probably isn't helpful lol

Tacoma has an excellent and underrated urban fabric. It feels very walkable and has a lot of cool, distinct areas radiating from Downtown. As someone who prefers a bigger city with good urban bones, this one isn't close for me. Tacoma has several neighborhoods worth visiting aside from Downtown, including Proctor, Hilltop, 6th Ave and several others. Plus, Tacoma is the kind of town where you'll find a neighborhood corner store or bar in a residential area. South Tacoma can be a bit sketchy, but overall I like the grittier feel of the town. People are generally friendly too.

Everett has a nice, walkable downtown with some good bars and restaurants and Broadway seems to have some good development happening leading up to Downtown from both directions, but so much of Everett feels like your typical strip mall/wide road suburb. (Tacoma has that too, but it also offers a lot more). Everett does have some nice classic residential neighborhoods just North of Downtown.

I guess one other reason one might prefer Everett is that Snohomish County is generally a little nicer than Pierce County. Mill Creek Town Center is nearby, as is Alderwood Mall.

Still, I'd take Tacoma easily for its more varied urban environment, more interesting neighborhoods, and generally having good urban bones and walkability.

I'm looking at both to be close to my son and grandson in Kirkland...I'm retired so don't need to be near a job and want to get the most value for my money. It seems you get more in Tacoma and it's more of a city with more history and more things to do and more walkable. Everett is closer to Kirkland and has less crime.

I don't agree with Just No on much of anything, except the Vancouver BC sentiments. I had a second home there for awhile and the place is fantastic. Everett, besides being a really special little town, is ideally situated to head up there for the weekend, a little taste of "Europe meets Hong Kong". Drives to the Cascades or up to Anacortes and on to the magical San Juan Islands are simple too.

Functionally for the OP, Kirkland is more easily reached from Everett than Tacoma. There are commuter rail trains to downtown Seattle. Little things are likeable and old school about Everett: free parking downtown, a really cool classic car show each year, the ability to buy seafood from fisherman off the boat, a surprising amount of historic architecture, vibrant farmers market.

Everett is infinitely better. Everett is growing exponentially and has improved in so many ways. Ironically the overall crime rates are about the same as Seattle, though Seattle actually has higher violent crime now. Imagine that? The difference? Seattle homes cost 2-3 times as much. Everett is where it's at. Get in before it gets so expensive you are priced out like Seattle
