Hi I am new to the area and wonder what are good parts of Shoreline, Lynnwood and Edmonds to look for apartments and houses. Not to expensive and low crime thank you

Basic rule, just don't be too close to Hwy 99. "Edmonds Bowl" is beautiful if you can afford it.

Edmonds is the most charming, but I was surprised on a recent trip to Lynnwood; it actually has a lot going for it. Relatively affordable apartments (LOTS of apartment buildings! Refugees from Seattle's high rents gravitate there), proximity to Edmonds and the ferry, some surprisingly good restaurants of various sorts, and even a Ukrainian grocery store, which has an excellent tea selection at dirt cheap prices, and other delicacies, if you're into E European food. There's a sprinkling of hidden gems in Lynnwood, where you'd least expect it. But Edmonds is definitely more scenic. No comparison in that regard: like day and night. Take a look at Mountlake Terrace, too.

Where do you need to get to? Edmonds is great, but very far west in a city with terrible east/west routes. I prefer the western part of Shoreline, but wouldn't live there if I needed to get to Leschi everyday. I live in Ballard and with just a little traffic it can take me 20 minutes to get to I5.

Also, what are your needs? If you have kids the "good" parts might be areas around great schools. Or is the "good" part for you where the wealthiest people live (view neighborhoods), regardless of cost.

You might also want to look at south of Shoreline, inside Seattle, which will give an easier commute to Seattle: the Broadview/Bitterlake, N. Greenwood, Northgate, and Lake City areas.

Lynnwood area has kinda grown on me. Sure, the traffic can be horrendous, but the shopping is *Awesome!!! Maybe it's a woman thing. I like being 10 minutes away from...let's see..Whole Foods, Bed, Bath & Beyond, Lowe's, Best Buy, Jimmy John's (fast sandwiches!)

I don't technically live in Lynnwood though, In Bothell but on the snohomish co. side.

addendum: I do most of my grocery shopping at the Trader Joe's in Lynnwood. FYI, they recently opened a new T.J.'s in Shoreline, so they told me. Since they did, Lynnwood Trader Joe's has been sooo much less crowded. My quality of life has improved...Formerly, that store was always a mosh pit. Every. Single. Day.

Edmonds is gorgeous, and great fun, too. I go to a running club in Edmonds. Richmond Beach running club. (It is in Shoreline, too) Edmonds doesn't have the easy access to I-5 that Lynnwood, although it would be much slower/quieter place of life.

Mountlake Terrace is surprisingly pricey for Apts. I asked someone why and she said it was bc Amazon employees can take the mass transpo from the MLT terminal, making it convenient for employees to live there. I was surprised b/c MLT seems a bit *in the middle of nowhere*

I've lived in Lynnwood for 26 years and it works for me. "Traffic", yes, but I'm close to most everywhere I go. If I lived in Edmonds I'd be in traffic longer for shopping, a greater selection of restaurants and music bars, movies, and most importantly for me, getting to the Transit Center, I-405 and I-5. I suppose that if you have a Sound view house in Edmonds it might outweigh those advantages, but I couldn't afford that.

True, there's traffic everywhere. Okay, I renege on the "horrendous." It's not NY, or SoCal. Not that bad yet...

surprisingly I was about and about on a Sunday morning in Lynnwood a couple weeks ago...empty streets. Best time to get errands done.

I think Shoreline or Edmonds are better than Lynnwood. Of course if you are going by affordability then Lynnwood would be at the top of that list.

Edmonds butts up to the puget sound, so there are some areas with lovely water views. They have a nice downtown area by the ferry. Very charming, and to be in those parts of Edmonds you will pay much more. Also Edmonds is further west from the freeway and is more of a commute if that is important to you.

Shoreline is okay, I like it better than lynnwood. Shoreline has mixed neighborhoods and, like lynnwood, butts up to I5 and HWY 99 making it more accessible. Shoreline is also a couple of exits further south from Lynnwood, making it closer to Seattle.

Lynnwood is best , I believe for proximity to I-5, I-405 and the east side , HWY 99 , and is the best bet if you have less money to spend , it will be cheaper for rent or to buy a house than in Shoreline or Edmonds.
