Hi everyone. New to the board here, and planning a move to Seattle with my family this June. We want to rent a house if possible, or possibly a townhouse as long as it has a fenced yard for our dogs.

I have read that Washington state only requires 20 days notice for a tenant to move out. Does this usually happen in practice, meaning that the best time to find rentals is AFTER the 10th-11th, or is Seattle like most cities where the beginning of the month is typically best.

Any advice would be helpful. I am trying to buy a ticket to fly out in May and didn't know if I should shoot for more like May 1st or more like May 10th. Thanks!

The best time for apartments is after the 10th or 11th - this includes townhomes run by management companies, as in an apartment complex. I don't think it matters as much with houses though. I bet alot of homeowners renting out houses know before the 20 days if their renters are moving out.

Keep your eye on craigslist, rentclicks.com, and wpmsouth.com (which is Windermere) for houses and contact the ad listers to find out when/how long the places will be available. Also, don't forget to ask about the dogs because I think you might run into a fair share that won't allow pets.

Thanks for the reply...that helps a lot. You're right about the dogs, although we are reasonably flexible with neighborhood choice, so hopefully using craigslist and the other links you provided, we'll find a place that will allow them.

We found the house we rent on craigslist. Every house I looked at to rent had a fenced in back yard. From what I can tell it seems to be the norm out here.

Apartments - yes call then after the 11th, they'll know what opening up. Most homes that are rented are posted a month or two before they are available. You might luck out and find a vacant one like we did so move-in-date can be whatever you like! Good Luck!!
